If you think you’ve got bad credit…. don’t be afraid to talk to us about this. In our experience we have seen loads of examples of where things financially have gone wrong, you’ve been under pressure, gone through a separation and this has caused a “blip”.
Whether the “blip” is a couple of missed payments, defaults or CCJ’s all are workable and there are specialised lenders that we work with who will consider all circumstances.
Trying to find a mortgage suitable for you when you have bad credit might not be easy, but getting a mortgage, even with a very low credit score and defaults, it is still possible, and we can help you through the process.

Protection

Owning a home is amazing! It creates so many memories. What should happen if you’re not around to enjoy it or continue paying the Mortgage? There are so many different insurances available to provide you with enough property protection to make sure there’s something in place, no matter what life can throw at you.
Ideally you need to fully insure the Residential mortgage in case you pass away or suffer from a Critical illness (Heart attack, Stroke, Cancer, and a whole host of other depressing outcomes). Usually, the most cost-efficient way of this is via a Joint “decreasing term” policy. This means that the insurance decreases in-line with how the mortgage loan is decreasing, and this keeps the cost down as much as possible. If you were to pass away, it would pay out a lump sum to your chosen beneficiaries that could be used to pay off the mortgage.
Alternatively, if you have included Critical illness within the plan and you suffer a Critical illness it would pay out a lump sum, however this is paid to you and could use this to pay off your mortgage. However, in some of our clients’ cases they have reduced their mortgage and then when recovered gone back to work part time, or you can use it to pay for medical treatment, it is entirely up to you.

There are various additional benefits that you sometimes include on a critical illness policy. A popular choice is “children’s protection” clause so if your child(ren) was diagnosed with a critical illness it would pay £25,000 to you, which in theory is to enable one of you to take time off work, however again you could use it to fund private treatment.
Making sure you and your family have the right cover in place is so important. We can walk you through the process and ensure the correct insurance is in place, so you and your family feel secure in the knowledge that you have your home covered!

Life Assurance plans typically have no cash in value at any time and cover will cease at the end of term. If premiums stop, then cover will lapse.

Plans may not cover all the definitions of a critical illness. The definitions vary between product providers and will be described within the Key Features and policy documentation if you proceed with the plan.
